The conditions on which we make this website available and the headline terms of engaging LuxiFlow Roofing for a project. Detailed project-specific terms are issued as part of your written quote.
By using luxiflow.pro you accept these website terms. By accepting a written LuxiFlow quote, you additionally accept the engagement terms that form part of that quote document.
1. Who we are
LuxiFlow Roofing Sdn Bhd (SSM 202401034567 (1567345-U)), a roofing contractor registered in Malaysia and operating from Block C, 14 Jalan SS 21/56, Damansara Utama, 47400 Petaling Jaya, Selangor, Malaysia.
2. Information on this website
The content on this site is intended to be accurate and useful, but it is general in nature. Pricing ranges, timelines and warranty terms reflect typical projects — your actual project is subject to a written quote issued after a site survey. We disclaim liability for decisions made solely on the basis of website content without a site-specific assessment.
3. Engaging us for roofing work
An engagement begins when you accept a LuxiFlow written quote, either by signed acceptance or by email confirmation. The quote document specifies the scope of work, materials, total price, deposit schedule, project window, applicable warranties, and any project-specific exclusions.
4. Pricing and payment
Standard payment terms for a project are: 30% deposit before scheduling, 50% mid-project at an agreed milestone (typically end of stripping or end of underlay laying), and 20% on signed final inspection. Inspection-only services are payable in full within 7 days of report delivery. Pricing is in Malaysian Ringgit and inclusive of any SST that applies on the date of quotation.
5. Variations and unforeseen conditions
If, during work, we discover hidden conditions that materially affect scope or cost (rotted trusses, asbestos-substitute sheeting requiring special handling, structural movement, etc.), we stop and present the finding to you in writing before continuing. No additional charges are incurred without your written approval.
6. Warranty
Workmanship warranties vary by service: 18 months on repair work, 24 months on gutter replacement, 7 years on coating systems, 12 years on full roof replacement. Manufacturer material warranties pass through to you and are listed in your quote. Warranty exclusions include: damage caused by Acts of God exceeding storm-rated thresholds for the relevant material, modifications by other parties after sign-off, and ordinary wear and tear.
7. Safety, access and your responsibilities
You agree to provide reasonable access to the property during agreed work windows, to keep family members and pets away from active work areas, and to flag any known hazards (loose electrical cables in the roof void, fragile architectural features) at quote stage. We will provide safety briefings to any household members who will be on-site.
8. Intellectual property
The content of this website — text, photography, layout — is owned by LuxiFlow Roofing or used under licence. You may quote short passages with attribution for personal or non-commercial purposes. Wholesale copying is not permitted.
9. Limitation of liability
To the maximum extent permitted by Malaysian law, our liability to you in connection with a project is limited to the project contract value. We are not liable for indirect or consequential loss (loss of rent, loss of business, etc.) except where caused by gross negligence.
10. Governing law
These terms, the website and any engagement entered into through it are governed by the laws of Malaysia. Any dispute is to be resolved in the courts of Kuala Lumpur, except that either party may first seek good-faith mediation before issuing proceedings.
11. Changes
We may update these website terms at any time. Material changes will be noted with a revised date. The terms in force on the date of your written quote govern that engagement, regardless of later updates to this page.
