Roof Leak Repair

We trace the leak to its real source and fix it once. Ceiling stains are only the symptom — the cause is usually a flashing, a ridge cap, a crack you can’t see from the ground, or a tile that has shifted half a centimetre.

What a LuxiFlow leak job actually includes

The visit starts inside your home. We look at the ceiling stain, take humidity readings, and trace the wet line back up to the roof so we know where to focus on the climb. Only then do we lift tiles.

  • Indoor moisture trace + photo log of every affected ceiling, wall and beam.
  • Roof-side investigation with thermal imaging on stubborn cases.
  • Fix the cause — re-bed flashings, replace cracked tiles, re-point ridge mortar, reseal pipe penetrations.
  • Water-test the area before we pack up. We won’t hand the job back unless it stays dry.
  • Photo report by email, with what we did and what we recommend keeping an eye on.

Materials we keep on the van

Carrying the right materials means most repairs get fixed on the first visit instead of becoming a “we’ll come back tomorrow with the right tile”. Our service vans carry a baseline stock of:

  • Monier and CGC tile profiles in the four most common Malaysian colourways.
  • Galvanised and Colorbond flashing in 0.55 mm gauge.
  • Polymer-modified bitumen sealants suitable for tropical UV exposure.
  • EPDM and butyl tape for awkward penetrations and box-gutter joins.

When a repair is the wrong answer

If the roof is past 22 years old, has had three or more spot-repairs in two seasons, or has visible structural sag, we’ll say so during the survey. A genuine repair is cheaper than a replacement; a band-aid on a failing roof isn’t.

How we trace a stubborn leak

Most “leaks” at the bedroom ceiling start 3 to 5 metres away, on the roof. Here is the order we work through.

  1. Map the stain

    Photo and measure indoor evidence, including humidity readings at the worst point.

  2. Climb & check the obvious

    Inspect the matching section of roof for cracked tiles, displaced ridges, and damaged flashing.

  3. Hose test

    Controlled water test from low to high, isolating each suspected entry point in turn.

  4. Fix & verify

    Repair the real cause and re-test the same area before we leave.
