What we look at, and how
Every inspection follows the same checklist so two inspectors looking at the same roof end up with comparable reports.
- Aerial drone capture of all roof faces, ridges and valleys.
- Climb-up close-up inspection of tiles, ridges, flashings, valleys and penetrations.
- Roof void inspection where access permits — checking underlay, truss condition, and signs of past leaks.
- Gutter, downpipe and fascia condition.
- Moisture readings of upstairs ceilings adjacent to suspect areas.
The report you walk away with
Within 3 working days you get a PDF report in your inbox: cover summary with a clear traffic-light status, drone imagery of each face, close-up photos of issues, a prioritised remediation list (urgent / within 12 months / cosmetic), and rough budgetary ranges in Ringgit. If you’re a buyer, you can hand it straight to your solicitor or use it to renegotiate price.
What this is not
We do not provide statutory structural certification (that requires a registered Professional Engineer) and we do not perform inspections for the purpose of a sales pitch. If your roof is fine, we will say so — and you will pay only the inspection fee, not a “discovered repair” add-on.
The inspection day, end to end
- Brief
15-minute walk-around with you to understand history and known issues.
- Drone capture
15 – 25 minutes of aerial photography from four cardinal angles.
- Climb-up
30 – 60 minutes on the roof itself, photographing every flagged detail.
- Roof void
20 minutes inside, checking truss, underlay and signs of past leaks.
- Report
PDF in your inbox within 3 working days, with prioritised action list.
