Full Roof Replacement

For homes that are past the point of patching. A LuxiFlow re-roof is planned like a small construction project — sequenced, weather-watched, with a written daily timeline and a fixed price you can trust.

The scope, in plain English

“Re-roofing” means different things to different contractors. Here is what is always included in a LuxiFlow full replacement.

  • Strip the existing tiles, ridge caps, flashings and underlay down to the timber or steel battens.
  • Structural review of trusses, battens and purlins; replacement of any rotten or under-spec sections with treated timber or G300 steel.
  • New high-density polyethylene underlay (RIW or equivalent) across the entire roof plane.
  • Fresh battens spaced for the chosen tile profile, with corrosion-resistant fixings.
  • New tiles or metal sheet, ridge caps re-bedded and re-pointed in flexible polymer mortar.
  • Re-flashed valleys, abutments, chimneys and roof-to-wall junctions in 0.55 mm Colorbond.
  • Gutters checked, re-pitched or replaced as quoted.
  • Full debris removal — old tiles either disposed of responsibly or set aside for reuse if you ask.

Material choices we recommend

Malaysia’s climate is hard on roofing. We will discuss the trade-offs of each option during the survey.

  • Concrete tile (Monier, CSR, Monier Elabana): the classic landed-home choice. Robust, available in many colours, and easy to repair piece-by-piece in the future.
  • Clay tile (Marseille, Roman profiles): longer life and richer colour than concrete, at roughly 25% higher material cost.
  • Metal deck (Bluescope Colorbond, BHP Trimdek): for low-pitched roofs, awnings and modern-style homes. Lighter, faster to install, excellent in heavy rain.
  • Composite shingles: only for specific architectural styles — we’ll tell you when it’s appropriate.

Weather, scheduling and your daily life

We don’t strip a roof if the radar shows storms within 8 hours. Every job has a written daily plan — when scaffolding goes up, which day the strip happens, which day the underlay is laid — so you can plan around it. If your kids are studying for SPM or your mother is napping during the day, tell us at quote stage and we’ll adapt the daily start time.

The replacement timeline, day by day

A representative schedule for a 200 m² double-storey terrace re-roof in concrete tile. Yours will be sequenced specifically and signed off before any work starts.

  1. Day 0

    Scaffold and edge-protection installed. Garden plants covered and access paths cleared.

  2. Day 1–2

    Strip old tiles and underlay. Visual structural check of trusses and battens.

  3. Day 3

    Replace flagged battens. Lay new underlay. End-of-day debris clear-down.

  4. Day 4–6

    Install new tiles, ridge caps and flashings. Roof closed and watertight by end of Day 6.

  5. Day 7

    Re-bed ridges with polymer mortar, point-finish, cut and finish gable trims.

  6. Day 8

    Final inspection, dismantle scaffolding, handover walk and signed warranty document.
