Six signs your Malaysian roof is overdue for an inspection

Roofs almost never fail without warning. The trouble is that the warnings are easy to miss if you don’t know what to look for. Here are the six we see most often — and the rough urgency of each.

1. Brown stains on upstairs ceilings (any size)

A stain isn’t cosmetic. It’s a record of water finding its way in at some point during the year. Even if the stain is small and the ceiling feels dry today, it means a path exists — and it will reopen the next time conditions repeat.

Urgency: high. Get someone up there within the month.

2. Dark vertical streaks down fascia boards

Those streaks are usually overflow from a blocked or under-pitched gutter. Each rainstorm is back-soaking the fascia and, eventually, the soffit. We see this turn into a soffit re-board job at least once a month — entirely preventable with a RM 380 gutter clean.

Urgency: medium. Address before the next monsoon.

3. Tile slip — even just one

A single slipped tile usually means the fixing nail or clip beneath it failed. If one failed from age, others nearby are about to. We treat any tile slip as a signal to inspect the surrounding 4 m² in detail.

Urgency: medium-high. Don’t leave a slipped tile through the next storm.

4. Mortar dust on the gutters or driveway

That whitish powder you sometimes see in the gutter after a heavy rain is failing ridge cap mortar. If left, ridges become loose, water tracks underneath them, and you’re into a full re-bed and re-point — often as part of a restoration job.

Urgency: medium. Plan for a restoration within 12 months.

5. Sudden spike in upstairs heat after a few cool years

Old underlay (sisalation) breaks down silently. The first time you notice is when the upstairs bedrooms stop cooling the way they used to. If your home is 18+ years old and you haven’t replaced underlay, this is what’s happening.

Urgency: low-medium. Inspect this season; plan replacement next dry season.

6. Visible sag along any roof line

Stand across the road and sight along the ridge line and the eaves. A roof should be straight or, in modern designs, curved by design. Any unintended sag — a dip in the ridge, a wave in the eaves — is structural and needs urgent inspection.

Urgency: very high. Don’t wait the week.
